Do real estate agents discriminate based on the amount that is going to be spent on a purchase?
I know discriminate is a strong word, but I’ve contacted 2 agents in the last 2 days and none of them respond to me after I tell them that I’m not looking to spend more than 80K. I know it’s a low amount but I’m not looking for a big house.
I’m already pre-approved so I don’t know why they don’t respond to me.
Can anyone recommend a good real estate agent in San Bernardino, CA?

When someone contacted me to either purchase or sell on a lower priced property, I would jump to that transaction as fast as if it was a million bucks. Every transaction is important to someone.
As for your question, if you can not get a referral from a friend of a good agent to work with then try one of these two options:
The broker of any company is going to try and make you a happy camper. They either will take the job on themselves or assign an agent to you. Therefore they will have to do some accounting to their boss how your transaction went. Or, call the listing agent. You already know they will work for someone in that price range. Plus, they will also jump at the chance to double end the deal.
As far as an agent in SB, walk through some doors and talk to some agents. If you don’t hit it off then walk through some more doors. You find the right fit.

Will real estate agents only show you houses that are listed with their agency?
I am thinking of buying my first home, and was wondering if real estate agents only show homes listed with them. Or do they search other agency’s listing for a possible match. Also, do you sign a contract with a particular agent and only use them to find a home.

a good agent will show you houses regardless of what agency they are listed with. there is a realty service that list all houses on the market regardless of where they are listed. since he works on commission his goal is to get you to buy. the more houses he can show you the better chance he can sell you one
normally you don’t sign with an agent until you actually make an offer on a house. most of the time the agent is working for free hoping that you find the house you want while working with him

What are my obligations to real estate agents?
I want to advertise my property for rent but do not want to attach myself to one agent. Could I use many different agents to promote my property and pay commission due to the agents who manage to find me a tenant?
I also want to advertise my property myself, do I have to pay any real estate agent if I find the tenant myself?

Wize Guy answers:
I’m not too sure, i believe you will have to sign an agreement with a ‘joint’ or ‘multi’ agency fee.
Also i’m sure it will be, if the agents introduce the tenant, they will want a fee from you!
But i’m not 100% sure on lettings – Just be honest with them, and ask how it work

To the Real Estate Agents out there – How low will prices have to go before you will call it a crash?
Right now the Real Estate Agents I know that are still in the business are still saying it’s a great time to buy and that if you don’t buy now then you will miss the boat. I think that what Real Estate Agents say is a great indicater of where the market is at. So once they start accepting that there was a huge bubble then sellers that are holding out now will start walking away from their mortgages or sell at losses. Then the prices can adjust and might even fall below where they are supposed to be.

no crash is expected just an adjustment home values have only adjusted in markets that where skyrocketing!
this is not the agents fault at all matter of fact i dont see how the blame could be put ont hem borrowers where approved at too high a debt to income and buyers bought homes out of thier proce range. or where put into adjustable rate mortgages when the rates adjusted they could not make payments or people refinanced the extra equity in there home with the same type loan and used up all the equity. granted the rule of thumb should have been to qualify them at the fully adjusted rate and not the low teaser rate!
there are those who want many to panic and not buy homes or to wait until they staart climbing this only lets them buy homes or rent the ones they are buying or as in this case push thier own agenda!
you will notice the saem people saying this and the same few people pushing the same sites take what they say with a grain of salt.

How can i get real estate agents to sell my preforeclosure properties?
I’m getting into the business of stopping foreclosures,and i was told that this type of business is less than attractive to real estate agents.My question is two part,why is that and what can i do to get them to actively sell my properties…Equity is not an issue,each property has an average of about 20 to 30 thousand,with all closing costs paid,walk through and all…

First off, are you licensed to “Stop foreclosures?” If so, how.
Realtors are worried about getting sued every day, and if someone is preying on people whose homes are going into foreclosure, the Realtor will usually get sued at some point, and that’s what we’re all afraid of.
How can you guarantee that there’s that much equity in these properties? Are you buying them from these people who are getting foreclosed? If so, how come they didn’t list it first to try to sell it? If they did, and it didn’t sell, maybe there is no equity there.
These are questions that not only do Realtors ask, but so does the general public.
