Thomas asks…
Choosing a real estate broker to work for. Coldwell Banker vs Keller Williams..?
I have heard good things about both of these companies. Let me start by saying I am new to real estate so I want a company that will offer me great training, has name recognition, and is financially fair.
I have heard Keller Williams has excellent training. I have also heard they can be overbearing and cult like. I tend to be a bit cynical and don’t like being bombarded with corporate culture, so I am bit worried Keller Williams might get under my skin. The bottom line is that I do want the best training though.
Can someone with experience in the field please shed some light on my question.

Wize Guy answers:
They are both fine choices. After you have been selling for 1 year, the choice will be crystal clear. KW has the best commission split in the industry for beginners. But to offset that advantage, they are a mulit-level-marketing operation where you have pressure to recruit other beginners.
CB has been pressured up by KW in the commission splits. They have a good name and well-located offices. Lots of agents stay with them for a long time. But they do lose lots of agents to companies that offer the agents a 100% program where the agent keeps all the commission.
So make your personal choice and know that you can’t make a huge mistake. Get to work.

David asks…
Do real estate agencies such as Coldwell Bank charge the buyer a fee?
I am looking into renting a house through Coldwell Banker. Would I have the pay any fees upon agreeing to rent the house?

Wize Guy answers:
If you hire or contract someone to work for you who is responsible for paying this person?
Well it does not change, they are expecting to be paid for the service they provide, by the person that hired or contracted for their services.
On rare occasions the landlord might pay an agent if they bring them a potential client.
If the landlord fail to do this you signed the contract and therefore responsible for paying for the services you received.
I hope this has been of some use to you, good luck.

George asks…
I’m graduating real estate school soon in NJ who has the best training Weichert or Coldwell Banker?

Wize Guy answers:
Coldwell Banker has the best training program in the industry. First there is a 2 week fast start program that teaches newbies everything they need to know to sell real estate. After that there is once a week for 4 weeks of training on how to brand yourself and stand out from other Realtors. They have continous classes running all the time that you can sign up for free to learn things like how to use certain technologies. I chose Coldwell Banker and have never regretted that decision. Hope I helped.

Joseph asks…
What is the best real estate company to work for and why? i.e. century 21 or coldwell banker?

Wize Guy answers:
Century 21 & Coldwell Banker are owned by the same company. Personally Coldwell Banker has a much better reputation. I wouldn’t even consider C21.

Ruth asks…
What are the cost involved in becoming a real estate agent?
How much does it cost to get licensed? What do you have to invest in with your own money (signs, cards, etc…)? How do you get on with a real estate company like Coldwell Banker or Century 21?

Wize Guy answers:
You go to a real estate Broker, as you mentioned and tell them, you want to work for them and make your license. The license seminar costs between 1300 and 2000 and then you have to pay for MLS and other fees about 1000.
1 out of 100, who start, actually make any money. Most agents are poor schmucks. If you want ot be successful, you have to hassle 24/7 and just go for listings, don’t waste any time with a buyer.
It will take you 2 – 5 years to build up a clientel.
If you don’t have the financial endurance, don’t waste your time.
