In order to select the perfect office furniture needed for your office, you need to consider who will be using it and what their roles are, the equipment that will be included, and what type of business it is.
The office of a dentist or doctor uses a reception area to greet the patients. The receptionist usually has her desk in the front of the office, a computer to see patient information and book their appointments, as well as a phone to answer. She needs a task chair, and a desk or work place designed for a computer. Files are needed for each patient record, and they can be stored either in a filing drawer system, or along the walls. The file clerk will need some counter space to sort them out and alphabetize them for filing.
Dentists, as well as doctors do need their own private office space, as well. They need a desk, phone, and some room for files, whether it is in his desk drawer, or other shelving. Books and reference materials and leaflets will also need to be stored somewhere in his office.
If the office is for boiler room type telemarketing, each of the staff will have their own desk, with or without a partition. If they need to look up or input information into a computer, each will have a desk and computer for this purpose. Since they will be on the phone a lot of the time, the phones on the desks should be in a convenient corner, and there should be a place to take notes also.
For a publishing office, there may be drafting tables needed. The computers will be top of the line, with much work to be done on them. Therefore, good computer desks with some counter space to place the work for printing and publishing should be provided. For a sales, insurance, or real estate office, people may be in separate partitions. The computers, phones and other equipment within these partitions may be shared by different people, as this type of job does not always require one to stay in the office. Rather they will be out in the field, and checking in to the office periodically.
Designing the office before the furniture is purchased is key. This will let you know if individuals may share equipment, such as a printer, or if someone may need a separate one for a certain position. A color printer may also be needed.
If you are the boss, you will want a private area of your own. Confidential information may be filed and stored away in your office, and they might have a lock on the drawer. You will need to be away from the rest of the office, and yet you need to be in close enough proximity to communicate with the staff as needed.
Also, if the office can be put together with ergonomically, the staff will be more comfortable. Ergonomic chairs can be adjusted to each different back and neck. There should be typing desks that make sense for administrative staff that does a lot of typing. Telephones should be in a convenient place, and if a lot of phone work is needed, the staff should have access to an ear piece, instead of having to hold the phone on their shoulders. A little consideration, along with design will create sensible decisions for buying office furniture.

Your best bet would be to go to your local retail outlet and test-drive the chairs they have there. Everybody is different and what works for one person may not work for another. I get lower back pain, too. I have found that pricey executive chairs tend to start hurting after only 45 minutes while I can sit in a cheap task chair for hours before getting sore.
On the occasions I have to sit in a high-back executive chair I usually roll a jacket or towel up and put it behind my lower back.

I know in my apartments i'm not allowed to do business in them. It states that in my lease. If they caught me I could go to jail or get fined. Please reconsider. I know people do that a lot but they shouldn't….there are reasons why there are zoning rules.

I'm a landlord and i live in MA. Without reading your commercial lease agreement i can't make too many comments. basically you should be talking to a lawyer that specializes in property law. (i could recommend one if you're in my area, north of boston) there are so many specific laws in MA that it's not something you should do yourself.
does the landlord have any assets, ie. will she be able to pay you if she looses a lawsuit with you?
